tenant check

Hi,

We paid our landlord the tenant check fees for a rental property. After these checks came back fine we were told we could have the house if we paid a holding fee which would secure the property for us. We were given a date which we could move in and all was good.

Later that day we phoned around the various utility companies to pay for and arrange installation of sky tv, phone line etc as it was a new build house. We also measured up for new curtains and bought them along with new wardrobes, sofas and a host of new stuff for our house at a cost of almost 2 thousand pounds.

We packed up all our stuff in boxes ready to move, but on the morning of the day which we were due to move in we got a phonecall from our landlord saying he has decided not to rent the property and we couldnt have the house after all.

Im not one to get angry and shout and scream as life is to short, but what has prompted me to post here is that since then, we have not recieved any of our money back from the tenant check fees or holding deposit and he is completely ignoring our calls. :confused:

Is there anything we can do in regards to getting our money back, from him and the various utility companies as it has gone past the date in which we can change our minds for a refund.

    This is appalling, to be told on the morning of moving in you can no longer have the property! :mad:

    You need to clarify n1ghtshaded exactly what you signed in the form of a tenancy agreement AST, and anything else, then people on here have a clearer picture of what advise to offer! Did you pay a deposit, and was the rent already paid or going through to the LL on the day you were due to move in? And do you know the reasons why the LL changed their minds?

    In your shoes I would seek free legal advice from Solicitors, as from what you say, you clearly went through all the correct procedures.

    I hope this is in your favour, as such behaviour is dreadful, and even if there is a major reason for the LL to pull out on the morning you were due to move in, and it would have to be a major thing in my books, not just a chnage of mind, they should be liable to not only refund what you paid, but also compensate for the fact you were left without a home.At the least they should pay for any costs you have incurred to find another place!
