How accurate are the house values on Zoopla?

Hi,
I have been looking at the zoopla value's for our house and others we are interested in and was just wondering how accurate others had found them?

    I'd say that they're just an educated guess.

    I've found them absolutely useless. I live on a newish housing estate were many of the houses are the same and they are reckoning on a £50k price different on identical properties, identical gardens etc. However, I have no experience on older properties were there are huge differences on the quality or size of builds.

    It really depends on the property, how much infomation they hold about it, for example, unless the vendor has updated it with work done to the property, it wont know, it will be more accurate on a property that has changed hands more often, and that hasnt had any work done to it! You cant rely on it.

    Depends on the style of the houses in the street. Down my way, there's a few places where half the street is pre-war quarter villas (2 upper flats, 2 lower), and the other half is semi-detached and terraced houses from the 1960s. All two bedroom properties, but unless someone tells Zoopla where the breakpoint is between the new and the old, it'll be way off the mark.

    It might be OK where the houses are all of similar style, but otherwise not.

    It's dead on the mark with its 'Sold' prices, though.... no problems there.

    I think it's pretty useless on giving accurate information in my area. It might depend on where you live, but it seems to be giving prices of £25-£30k lower than the average 3 bed house is currently going for.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    The data they use is lagged by at least 3 months. If you are looking at flats it cannot differentiate between the size of flats and often 2 beds will have decreased by same percentage as studio/1 bed despite 2 beds bein (slightly) better prospects!
    Interesting how some people on here have said that prices are lower on zoopla than what they are selling for. i kno of the opposite.
    Our house bought for 200k in 2007 (we did get it for a steal) is still worth 193k according to zoopla. we are looking to market it at 175k!
    Take the values with a pinch of salt wither way.

    It estimated our house at 204k, I updated the profile on the house, which raised it to 211, we recently marketed at 219,950 and we accepted an offer of 217k.

    I've just checked zoopla's estimate on the house we're buying for 227,500, and it reckons 189k, so off the mark for that area!

    Zoopla values were substantially lower than the price we sold our house for and again substantially lower than the price we have agreed to buy our new house for. Load of nonsense as far as I am concerned.
