Letting Agent broke Agreement- what are my rights?

Hi I could do with some advice.
I rented my house for 6 months through a letting agent who found me a tennant and I opted for a fully comprehensive service. I gave the letting agent 1month and 1day notice that I would like to take over management myself, now they are saying I need to give them 2 months notice. Which is in the small print, but also in there is that they will contact ME 10 weeks before the tennancy is up to ask me what I would like to do, they never did this.
Would I be able to end the contract on these grounds?
The letting agent is also not telling me when jobs need doing to the house and me and the tennant have ended up in contact so that jobs will get done, for instance the tennant would ring for days to report a fault and nothing would be done, even though they say they will contact me whenever a job needs doing.

You need to give them the required amount of notice to end their management services.
Given you knew when the tenant moved in, you would know when 10 weeks before the end would be, so although they didn't tell you, it was quite easy for you to know this.
If you're going to manage your own property, have you familiarised yourself with all the rules, regulations and responsibilities that come with being a LL?Should've = Should HAVE (not 'of')

I forgot to mention that they are also charging me 12.5% service charge rather than the 10% that is in the contract, even after contacting them 2 months ago they have not corrected this.
Dont suppose it matters but I lost my job to a hand injury and have been on antidepressants, I took this agent as they said I would need minimal input to the running of the property. So the past 6 months have been quite a blur.
My other half has sorted everything we need to do to manage ourselves + all the regs and responsibilities etc.0 -
I would ask this one on house buying, selling, renting board0
