    Thanks for all your replies, bownyboy - that's awful! I would class everything on your list as fair wear and tear. What will they charge for the money spider, I wonder?! I would definitely contest the points... the LL might just think they can mess you around because you don't know what you're doing, but with all the knowledge on MSE you can fight them!

    As for my own check out, we have a very detailed inventory from the beginning of our tenancy - we were asked to go round the property on our first day and add any notes to the inventory, then us and our LA signed it. We have a copy and so do they... it also contains photos of the property. It was refurbished when we moved in so no damage, and there's no 'damage' now, just a few marks I would class as fair wear and tear.

    I will take photos (dated) as well, thanks for that. And yes, our deposit is protected. Our LA are really thorough and professional but also seem quite fair. I'm renting with them again in my next place because I'm really happy with their service. Hopefully all will go well!

    To add to what Harry says, it legally has to be held in a Deposit Protection type scheme now. It really does protect the tenant. Look up depositprotection.co.uk for more details.
