Renovating Edwardian House

Hi folks,
We are close to exchanging on an Edwardian property that has been badly neglected. It is a 5 bed semi with 2 receptions, kitchen, utility and cellars. Can anyone provide any advice on what to budget for a full re-wire, re-plumbing (including new boiler) and most importantly, a rough idea for replacement timber windows with stain glass detailing?
The reason I ask is that i'm keen to renegotiate the price but want to be realistic.
Any advice/experience is greatly appreciated.

You should have got builders/electricians/plumbers to give you quotes.
The windows may be the most expensive bit.
5k for rewire, 5k for CH, add on another 5-150k for all the bits that need doing as well like plastering, floor boards, bathrooms, kitchens, damp, dry rot, wet rot, wonky roof.
You could ask a surveyor to do a full structural and give you an idea of cost. BUT if you're near exchange then you've left it a bit late maybe?0 -
Personally, I'd NEVER put an offer in without a full structural survey, especially with so much expensive work needing to be done. If it was such a bargain you'd have been trampled in the stampede0

two years ago I had a quote for 4 sash windows at £7k. - that was just front of the house and sash without anything fancy. as a rough estimate you are looking at £25-35 per square foot."enough is a feast"...old Buddist proverb0

Thanks all. When we put our original offer in we stated 'subject to survey' which we've now had done (full structural). The surveyor has not given a guideline on cost so we are gathering quotes quickly in order to re-negotiate.
I don't see that we could have done this any other way so if they don't want to move on price then I guess we should walk away. Its the window replacement that's nagging me the most..!0 -
You've got to be looking at £50 -£75k depending on final spec you want and whether you can manage the work yourself.
I had a quote recently for new dbl glazed timber windows in a 3 storey 4 bed house. It came in at £25k but that included 3 doors, 2 of the doors and some of the windows were arched at the top plus there were 2 bays with curved window frames.0
