My tenancy ends on the 21st June, having just made my last rental payment. The Landlord/Agent was given two months notice. I need to move into my new rental property on the 13th June and am unsure if this is o.k. or if I am supposed to remain until the very last day. Please could you give me some idea of when the inventory and homecheck should be carried out when tenants leave. The reason I need to move early is that the new landlord insists on the earlier date. I would also like to ask if my depost can be transferred from one agent to another to save the problem of withdrawing it and then the new agent making a new deposit. The new agents said they would be happy if this could be done. Advice much appreciated.

You don't have to remain resident until the last day of your tenancy and you could arrange with the LA to do the inventory and check-list early if it's convenient for them as long as you return the keys. No-one would want to do the check-out early if there's a chance you could get back in there and make a mess or take things away which don't belong to you. Please be aware that you should read through the documents about the check-list and inventory with a fine-toothed comb as LA will carry it out to the very letter. Do not leave anything whatsoever in the place which will require chucking out or the LA will deduct the cost from your deposit. Some landlords have been known to charge exorbitant amounts for trivial things like replacing a couple of light-bulbs.
As you have a few weeks until your lease agreement ends you should have plenty of opportunity to discuss releasing your deposit to the new agents but they are unlikely to do that before the end date, so it looks like you might have to come up with the new deposit before you get the old one back. A lot of LAs don't necessarily bust a gut to return your money and some will do almost anything to avoid it at all.0
