Problem with carpets in new rented property

Glad you have the carpets sorted but just another word of advice about ill fitting windows. We rent an old house which has had precious little doing to it for years. None of the the windows close without force, we've ended up with broken glass on a couple where it's been stressed by pulling on the latch to get it closed. The wind whistles through and its freezing, any significant breeze and you can feel a significant temp drop. We're moving next month as we can't face another winter in here. We have mould and mildew as its impossible to ventilate as we daren't open the windows for fear of more of them breaking when we shut them
We also had a kitchen cupboard do fall off where the hinge snapped. It did just fall off, we didn't break it, the thing is over 30 years old and its on a frequently used cupboard.
I am dreading getting our deposit back due to these things which we didn't do intentionally; its the age of the things that have caused them to break but I doubt that the LA will see it that way.
We stuffed up big time moving here, but we were desperate, nowhere to live and this was the only place available at the time. Its disgusting that some LL expect tennants to pay good money for falling down dumps. The one bright thing is that we are off to Sydney and the houses in our budget are infinite times better than this one! Plus I can't see this renting quickly as there are loads of better properties on the market here now
I guess what I am saying is to watch out for getting seduced by the location and leaving yourself and your children living in a rubbish house. Neither of you deserve that. If you do choose to stay get confirmation in writing before signing up for another term that the repairs needed will be done within x weeks of moving in. Personally I'd leave and find somewhere nicer. Its obvious the LL doesn't give a dam about the house, otherwise he'd have improved it in the year void and now he's got someone in it certainly won't boost his enthusiasm to do anything.

Thanks for your post evilwitch. I am having nightmares already about the deposit, they started on the day that I signed for it! We have already drawn a report up on the windows listing the duff ones as in the contract it states that I am responsible for window breakages, I dont bloody think so, accidents caused by me or the children ok but I am not being held responsible for damage due to the property being a hovel.
Ex hub has just told me about some kind of sealant that can be used to minimise the wind so he is going to set about that for me, we will see if it works

I am just going to vie the next 5 months as a long holiday, think its they only way I will be able to cope! let me know how you get on with your deposit. It beats me how these people can expect others to live in this way :mad: I would only let a property out if it was good enough for me to live in, think that is why I would never make a good business person. Oh well, at least I know I can sleep at night, unless there is a gale that is :rotfl: 0 -
I have now stopped looking at properties through these so called LA and asking friends in the area for houses in their roads being let out,or if they see any places being down up.Seems to have worked might have found a perfect house near my daughters school,all through work of mouth.

I understand completely what you are saying estelle. the thing is that when we met the LL he said he would like to cut the LA out after the 6 months. I feel quite niave and stupid but it is my first time renting and as evilwitch highlighted I was completely seduced by the location. It is lovely, open fields surrounding, one neighbour and around a mile from the road! I could see myself living like Tom and Barbara from the good life, (I have already killed my 1st courgette through neglect and inexperience) :rolleyes: stupid cow ain't I!!! I think life is one big trial and error, hopefully I will be like you soon and be able to find somewhere that ticks most, if not all of the boxes! Harsh lesson learned here, but at least I have learned a bit from it!

Let's hope the weather stays decent until you move out in October. It sounds like that house would be brutal to live in during the cold weather0
