Hi,
we've been renting the same house for the past 2 years, the carpet had a few stains on when we moved in but alas, now has alot more stains on it, we've had it cleaned a couple of times but I'd say it needs replacing. Our tennancy ends in March next year, are we liable for replacing the carpet? Or do you Landlords replace them every so often?

I'm afraid you caused the damage you will almost certainly have to pay for it.
You will never know if the landlord had it in the back of his/her mind to replace the carpet after you left because the fact you have damaged it has now made that irrelevant.

Landlords get tax relief on furnishings, I write off carpets after 4-5 years. You are due a proportion towards the cost of replacement of the carpet if not cleanable, or possibly nothing if the carpet was stained/worn when you took on the tenancy, it will of course depend on your LL.0
