Survey and value help

Hey, never seen a survey before so the list looks daunting to me...

We had offer accepted of 94000 (was on market at 105000) we are due to complete fri 29th.

Survey says there is:

Japanese Knotweed on adjoining land...

Some walls need replastering (did not spot this)

Floors need more ventilation...

and a few other minor things just need checking for verification.


How bad is the first and third one ? How much would it cost? and should we ask the vendor to pay it/half or reduce their price to take it in to account???

Lastly they valued it in the area of £90,000 which is obviously slightly less than we have agreed to pay.... this isnt an issue for mortgage because we are cash buyers and this is going to be a home as well as an investment so im not worried in the short term.....Let me know what you think pleeeease.

    Knotweed-google it, it's really really serious and if it gets on your land it is horrendous.

    Floors: I'm not sure, best to get quotes I think

    Personally I would get quotes and try and negotiate the price down to the valuation.

    Hi, you got to pay the valuation or below. Can you afford to throw money away? The property will be a few thousand cheaper next month, so the price you pay should take this into consideration.

    Well, that's a valid observation, but hardly the seller's fault/problem. It's not on the land you're buying and can be controlled. The Environment Agency has guidance on this. It can be controlled with good old-fashioned glyphosate - although multiple applications might be needed.

    If I were the seller, I would not entertain any discussion on price for this issue.

    Why? If you did not spot it, what is so wrong that replastering is necessary? Or do you (or the surveyor) expect all the walls to be "show-home condition"??? :confused:

    The surveyor needs to tell you more ... why? And what is necessary?

    Why? Is it to reflect "necessary work" or is it this value anyway?

    It's fairly normal for a mortgage valuation to be less than the price that the seller & buyer have agreed, but it's important that the surveyor explains to you why they have arrived at this value.

    Can you discuss with them?
