Give the kid a break - at least meet him to discuss his plans, thoughts for future etc. Then you have a better idea if he's had a rough start and is pulling himself up through education and ambition; or whether he is attending college for the EMA money and you should steer clear.....
Make sure you know EXACTLY where you stand with council re repairs, inspections, deposits and so on.

surely id she wanted to sleep till 3pm thats her perogative its her home whilst the tenancy is in place .Mine may be rare case, but when I owned a flat the owner of the flat below rented to a care leaver. It was absolute hell. Slept till 3pm. Music blasting all night. The girl herself seemed OK, but then she seemd to have some very dodgy friends who seemed to have a great deal of influence. Soon the place became a drop in centre and part time crack den. after 4 months the poor girl died of an OD. (17 years old) All depends on the tenant.
im sorry she died but not all those who come out of care are drug addicts

why not?Students would be better placed with other students IMHO. I don't think the best place for an 18 year old just out of care is a flat on his own.

council said he came here as a child and his family is back in his own country - i think he was a child refugee0 -
if hes come out of care he would be unlikely to have "parents addresses or any guarenters" other than that of the council
