    I totally agree and you don't have to justify a grossly inflated bill so you can just get on with it.

    I am very happy to deal with someone doing their own conveyancing. I believe all I am obliged to to do is recommend that should they feel that they are unsure of anything that they seek independent advice. On a sale its very straightforward but on a purchase with a lender its slightly more tricky.

    What saddens me more really is that people feel they need to do their own conveyancing due to the expense, delay and negative experience of using conveyancers. What drives me every day is to ensure a positive experience and to have happy clients that become friends and friends that become happy clients. A lot can change with a cheery dispostion, answering telephone calls and returning calls where possible and regular updates. I see people before they start work and after work and at weekends. Conveyancing is not difficult except in rare situations and it really is about managing the transaction and clients expections. Put yourself in the position of the client and warn them about what could happen or what they dont need to worry about.

    It could mean as little as sending the documents out quickly and making the process as painless as possible by emailing and text messaging. Clients have my mobile number and that helps. If I cant answer for any reason I come back to them quickly.

    A lot of the dinosaurs are losing a lot of work to me at the moment which is obviously good for me but those clients are often tainted by their experience and I have to raise the bar to exceed their expectations to repair their thinking.

    Sorry i have gone on I suppose i just notice that often clients seem to see their solicitor as an enemy rather than a trusted adviser and sometimes and its probably a two way thing to solve that.
