    How they might feel about the house now or any offers you make is on the list of things that are not your problem. While I wouldn't want to do anything to antagonise someone I was hoping to do a deal with, because that rarely helps, at the end of the day a business transaction should be based more on cold hard facts and figures than on what people want and feel.

    Very true, the more I discuss it the more I'm thinking along those lines :)

  • your probably right that they won't accept less than they paid for it, they are probably under the illusion they want to even make some money on it but thats out of your control.

    i would put an offer of 200k in. it will be rejected, then wait a couple of days, 205k. rejected. then wait a week, put £210k in final offer.

    also consider that even if they did take a hit on this they will probably be looking at saving £40k on the house they move into.

    We bought our current property for 107k and sold for 98k - however, things have changed and we've got a deal to go to so we can afford to do it.
    No seller in these times should be expecting asking price. What they paid is irrelevant - it's how much you want to pay that matters.

    As always a buyer sets a range, £200K - £210K. The seller sets a range of £240K to £260K. You need to either:
    bridge the gap between your offer and their offer. Or
    accept their offer. Or
    walk away.

    If they don't compromise then we will be walking away!!

    It's as simple as that, perhaps we are setting our sights too hight but the vendors know how much the market has flucutated.

    What I can't understand is how an EA will still market a property at way above the 2007 boom prices. Maybe I'm just being to realistic about it all!!

    Really?? Where did you get one of those from? I'd love a discount card I'd never be away from the place :D

    Well the plot thickens, I've checked on property bee and the house was originally up for sale at £279,950 in July 2008 (£50k more than they purchased it for in January 2007)!! Now reduced to £249,950. I've got to say that I'm confused now as I don't know how they have come up with the sale price. Judging by how much they have reduced it by already I very much doubt they will reduce it much further.

    Ho hum, we'll see what the EA says tomorrow :)
