Blimey..if I were you I would sack my sol and get a new one (not associated with the estate agent as they are always overran with work that they cant handle!) alternatively say your pulling out if they cant show that building regs have been sought and approved.I love this site :beer:0

Hi Jorgan is correct but i know you would not expect do do anything ref ea sol but the fact of life is you the buyer or seller have to keep your eye on things. i know i moved 2 years ago i had to chase ea who was not putting my offers in to seller the ea just kept telling me nothing it was not till after i now know i payed over the odds for my home. the more money the ea gets the more commision.
yes if you not happy just pull out as jorgan said you can pull out untill you sign contract.
you will always find another place mate and better.

OK update.The search is back and there are no planning building regs for room BUT vendors solicitor is saying the deeds clearly state it is a 2 bed flat and may never have been a 1 bed ie the loft room has always been there even when it was a house.Are the deeds the definitive proof as the vendor is saying when he bought it it was a 2 bed no question and that is what he is selling it as.Any advice greatfully recieved as I have to make a decision soon before I go mad!0

If they have the proof that it has always been a two bed then why are they taking so long in passing this info to your solicitor? If the deeds state it is a two bedroom property then thats what it is, you need your solicitor to get this proof, when he confirms, great. Keep the pressure on the vendor & his EA to get this proof to your solicitor asap.0

I don't know Maybe because my surveyor put doubt in their minds?The deeds call it a 2 bed but it wouldn't conform to todays B Regs.Should I still try and haggle the price?0

When I sold my last house I had a problem similar to this because my loft bedroom didn't comply with current building regs, However, a quick call to the council confirmed that 25years earlier when the room was built it did comply with building regs so it still counted as a bedroom.
Do you know when the room was converted? The council should still be ble to go back in their records to confirm that the room complied at time of conversion.Thanks to all who post comps :A :T0 -
No there is no planning as they said it was permitted development and also no building regs just the deeds.Don't know how we can find out when it was done!0
