Quote to rip out the water damage

Hi,
I've discovered a long-term leak under my bath in a flat that I have been letting out. I've had a few plumbers and builders look at it and provide a quote but since no-one can really see what the extent of the damage is under the bath I've not managed to pin them down.
One property repair guy quoted me £3000 to replace the bath, over bath shower and rotten floor. However he said that if there was any further damage not visible to him now (quite likely) then the quote would be more. Another plumber told me that to replace the bath and shower would be nearer £800 but if there was rotten joists or worse then then the quote could be nearer £3000.(the price the other guy quoted me for the bare minimum!)
I'm not sure I really trust either of them and really want to find out what damage I'm looking at so that I can get a sensible quote. A friend recommended a mate of hers who does property repair. He has offered to rip all the damaged flooring, old bath and old shower out so that I can see what I'm looking at and strip everything right back so that all the rotten wood is removed. He has given me a quote of about £500 for this and I wanted to know if this sounded reasonable. I hope that if can see the damage then I can get some quotes to treat for rot and replace the floor, wall and bath and shower.
A bit of background.
The damage is either from a faulty shower leaking behind the wall or gaps in the grout. (my bath was well sealed but i missed the grout!)
The floor and wall under the bath at one end is soaked through and while I'm hoping that the damage is localised it's possible the joist has rotted further along under the rest of the bathroom floor - noone seems to know either way)
I live in a sub ground floor flat and there isn't a flat directly under my bathroom. J
There is probably no way that I can organise a skip in front of my flat so removing debris could be exciting!
The flat is in Scotland and I live in England. It's empty now but I really need to get the damage fixed so that I can let it out again!
