If the seller understands that they are betting BMV because they want a quick sale then fine. IF they are desparate to sell and are being taken advantage of because of their dire financial straights, then it seems a bit vulture like.
I think we are probably mostly in agreement. I am not really against BMV sales, per se, provided both parties understand what they are getting and the seller is aware of all other options. What I find intensely annoying are the cases where the seller is induced into taking a bad deal on the basis of a promise (lie, really) that he can remain in the house indefinitely, perhaps at a rental that is deliberately set at below market level for the first 6 months.
There is clearly a legitimate role for the property dealer buying at BMV in some limited circumstances. For example, Mr Bloggs wants to trade up to a bargain property he has just seen, but he needs a sure-fire sale of his own home within the next week or two. Even if he discounts it heavily, Mr Bloggs cannot be sure of getting the sale over that timescale. The property dealer offers liquidity in such circumstances, albeit at a substantial price.No reliance should be placed on the above! Absolutely none, do you hear?0
