Quote for Building Work

I would be very grateful if people could offer opinions on a quote we have had. I should stress the figure is a very loose quote as no firm plans or structural analyses have been made. We live in Hampshire.

We are looking to improve our kitchen, it's a typical Victorian 2 bed terrace house with the kitchen in a galley style with doors at both ends, one from the house the other to the garden. The chimney breast is in place against the party wall and there is also a pier on the same wall. This pier is from the old external cavity wall before a small extension of about 1.5m was built. There are currently 2 RSJs in place but it is unknown whether they are sufficient to cope with removing the pier or whether they would need replacing. The quote assumes they will be replaced.

The work discussed consists of the following:

Pull out kitchen units, knock out plasterboard on walls ceilings etc.
Remove chimney breast install RSJs.
Remove piers from remnants of old exterior wall, replace RSJs as required.
Rebuild rear wall, using reclaimed bricks, improve insulation and install double glazed windows.
Remove slate tiles from roof of small extension, install roof window and insulation, relay tiles.
Take up floor tiles, relay floor with similar(existing tiles are in a poor state).
Relocate door from rear wall to side wall, new door.
Plasterboard on walls and ceiling, plastering to be done outside of this figure.

The figure quoted is very, very rough and meant as a ball park figure. It came to 13,000 + VAT. Structural engineer and building control etc. will be additional to this.
