Hi,
I am currently in the process of buying a new build property on a shared ownership basis. I have had a lenders valuation. In a letter from my solicitors they have advised if I "have any doubt about the condition of your purchase property, you should now be considering extending the scope of the Building Society survey either to a full structural survey or a RICS House Buyers Report".
I was initially told by my financial adviser I wouldn't need one as property was guaranteed for 10 years.
I am just looking for advice or experience of what others would do in this position? I am purchasing the 3 bed house from a housing association.

The building will have a 10 year NHBC guarantee. Within the first 2 years virtually everything is covered, after that, the main structural points are covered.
There's absolutely no need for a structural survey, though you could employ a professional 'snagger' to point out any defects (right down to the very minor) before you move in.Everything that is supposed to be in heaven is already here on earth.

I can't see the reason. Any defects with the property won't show until after some period of time - you have your NHBC and you may have to be forceful with your builders if anything goes wrong, but a homebuyer's report is not going to help you at all.
The fact that the HA owns half the house I think will be provide you with some support on maintenance issues.
