    It may well be worth getting a full structual survey done. You can appoint any surveyor you wish to do this.

    Subsidance problems can be very expensive to put right if underpinning is required.

    it is another expense for you but could well be worth it in the long run.

    yes and a full survey is not required honest, thats sooooooooooo over the top.natural sub is just that, over years grounds shift, its not a concern leave it alone and relax honest

    Thanks for your advice.

    There's about 20 semi and some bungalows on that road. All houses though most of them old (about 100 years' old) are in good shape - but then we are no expert. If land search shows natural subsidence risk I would think all the houses in the same area have this risk too.

    There's one totally new built house for sale and two transactions of semi last year.

    We are still awaiting for the report of Homebuyers survey. Hope it comes back alright.

    If it comes back as having subsidence problem, then we will have to consider whether we still want the property or not.

    The Homebuyer report survey won't check for subsidance problems. This is why I recommended a full structural survey.

    The choice is yours of course, but with a full survey, you will know one way or the other.

    Peace of mind for a few hundred quid.

    No sign of the Homebuyers Survey Report yet. Did not know who to call about this as it was the lender who arranged on behalf of us.

    Called our MA but she has not returned our call yet. Sometimes she returns our call, sometimes she does not.

    I would recommend anyone to appoint their own surveyor instead of relying on the lender on this.

    Managed to get the name of the surveyor from the EA.

    Surveyor not in, but his secretary was kind enough to let us know the basic report findings submitted to our lender which includes:

    o A few bricks on the side of the house needs replacing
    o Need to get an electrician to have it checked
    o Need to get a timber and damp specialist to have it checked

    Hope the above is a good sign, as subsidense is not shown here.

    The more detailed Homebuyers Survey was not signed yet so she would not disclose it to us yet but shall be with us in the next few days.
