  • What I think you should do is have a look around at general prices. If the price of £159k is about right for the property and the area, then £30k below is taking the mick. However, if, in your opinion, the £159k asking is too bullish, then why not go low?

    I'm just about to rent near Basingstoke and I have just had a rental price offer reduced by £150 a month... because it was rather obvious the house was over-priced in relation to what else was available.

    As I said to my wife 'If you don't ask, you don't get'... also got a great deal today on a DELL for my Father in Law - £100 off, Free warranty, Free delivery. Again, I got it because I asked!

    we actually rent a house a few streets away from the one that is up for sale.

    the prices in our street for a 2 bed same size house as the one for sale is at the moment in the £115 to £120k price range.
    thats without a garage or conservatory,but still just as nice area.

    both houses were built in the same year so are about 8 years old.

    If you can afford £150k, to offer £130k is going to mean you are not taken seriously and it could damage your chance of getting the house at a later stage. If you can only afford £130k then I don't see what you have to lose.

    We put in an offer which is 83% of the asking price and got accepted on the same day!

    Background info:
    o The house needs rewiring, new kitchen, new bathroom etc.
    o We let the vendor know that we are FTB and got mortgage in principle sorted.
    o Sales record shows that a 2-bedroom house on the same road was sold last year 3K higher than our offer, and that was nicely done up, so we thought our offer was not a silly one. (The one we put an offer in is a 3-bed.)

    i worked out that the price i may offer is 81% of the asking price.

    the average selling price of houses in that street is £144k taking into consideration that they are a mixture of 2 and 3 bedroom houses.

    If that's the case, I really don't see why the seller want to accept 130K if other houses are sold around 144K.
