My buyers have exchanged on their sale and are completing on May 7th. We haven't exchanged with them yet as our purchase is going slow. They agreed a long completion on their sale in the hope that the dates would match up with ours. They are really stressed out by it all but it was their choice to exchange on their sale without exchanging on their purchase.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I go from being frantic to being calm - with not much in the middle.
There is no other house coming on the market that we like. I really do like our present home and will happily stay here until the right house appears. If this deal falls through I will have to wait. I am ready to exchange but the seller of the house I'm buying is waiting for the personal problems of the house they want to buy's owner to be sorted. we were told it would be 2 weeks in january (!)
I found my buyer the day I was thinking of putting the house on the market. We decided to go for a low asking price and get a quick sale. We were lucky and found a buyer straight away. That was in November. We live on a popular road and if I lose this buyer I will just have to find another one. I am not prepared to sell my home without having a house to buy. My buyer is in a different situation, he has been on the market for two years. Eventually he reduced his price and got a buyer. Really tricky for him as he is also just above the stamp duty hike. He didn't want to risk losing his buyer and in the end felt forced to exchange on his sale. I hope it all works out but in the end I have to cover myself and not make myself homeless just to please my buyer. He can move in with relatives he's said. If he gives up waiting and goes elsewhere its something I'll have to accept, but he is really keen on my house and knows he's getting a bargain.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
