Advice on buying a newbuild

I've seen a new development I like and I want to go for one of the houses. I've been to the showroom and looked round the area and I'm happy enough.
Although the showroom was quite a 3-bed semi and the house I'm looking to get is a 4-bed detached with garage, but there are none of those completed yet, so I can't even go to the door of someone who is already in one and get their opinion.
What questions should I ask the developers before I go putting any money down?
So far I have completion dates, upgrade options (eg; kitchen & bathroom options), detailed plans including location of sockets.
What else should I try and find out before parting with my cash.

You should ask how much discount you are going to get, and also how much compensation you will get if they are not finished on time.Save save save!!0 -
Ignore the previous post. Have you asked whether the housetype you like is on another development? We have people travel great distances to view their choice before committing. I'd rather wait for the reservation than have a cancellation 2 weeks later. Good luck0
