Ways to sell quickly if you have no cash..

Hi
I'd like some advice on selling a property quickly. The house needs major redecoration which isnt an option money/timewise. There is no money to pay for solicitor's fees etc until the property is sold, and staying there is causing more and more debt, which will probably eventually lead to the bank repossessing. The mortgage is fully paid.
I have read the threads about housebuyers.com and similar companies. They all seem shady and unreliable-Has anyone used any quick buy companies with no hiccups, or know of any that have been recommended by any consumer orgs or have a lot of good feedback?
Any advice about positive ways out of this situation would be very welcome....

Speak to an EA you trust. Put the house on the market at a price that is very realistic and keep your fingers crossed.
The fact it needs decorating shouldn't be a problem if it reflected in the price.

The quickest way to sell is always to under-price slightly. If the house is a bargain someone will grab it. If you bear in mind that housebuyers type places always say they'll offer below market price - why not just sell on the open market for below market price?
You could also try an auction, exchange is certain as soon as the hammer goes down, and completion has to be 4 weeks later. Again, probably worth putting a low reserve on to be sure it goes. Auctions tend to be full of property developers looking for houses in poor nick, so it could be the best way for you.0 -
essentially, you have 3 options, but with all three you will need to be flexible on the price. an estate agent is one way with the instruction of looking for a quick sale. another route is the auction, but sure its quick once the hammer falls, but you can wait up to 3 months to get into the auction depending on closing dates. the final way is those quick buy companies, which offer up to 80% of market value. there are pros and cons to each and it really comes down to how quick you need to sell."enough is a feast"...old Buddist proverb0
