Renting a place, paying 6 months in advance?

    I paid six months up front. I moved to a new area, 200 miles from where I had been. No job. No guarantor, no guarantor even possible.

    I was lucky, but I had no way of knowing that.

    Yes, if they want 6 months to ensure you are ok then I think you should be able to ensure all is well with LL. Good luck, I know how hard it is to find a decent place :)

    Once you've paid there's also the issue - it doesn't matter if the customer is right, there is a mechanism to force repairs notifying of intention to do them, get quotes, if no action, pay, then underpay rent to reclaim cost.... has to be done properly but a last resort if LL not attentive.... what incentive will any LL have to attend to any repairs, you've paid - there's no heating - what are you going to do.....

    We took 6 months rent off our tenant when she moved in, hadnt heard of all the horror stories at the time (wouldnt do it again now just in case) but we contacted the mortgage company about it and came to an arrangement with the lender about paying the lump sum in but them taking the payment every month from this lump sum, worked out well for us as at the time the mortgage was less than the rent
