Advice Please. Damp Course

Hi, I have just made an offer on a house.It has two problems both identified by a former survey.It needs a new damp course and the roof needs some attention.We have adjusted the offer price to reflect the cost of the repairs,which the vendor was upfront about.
My problem is that I don't realy know where to go from here.Will my mortgage lender find a problem lending because of theses faults and if this won't be a problem will there be conditions ect. on the mortgage.
What I guess Im realy trying to say is where do I go from here and what happens next,concerning the actual repairs.What is entailed ect and also the way my mortgage lender will deal with the problems in regard to giving me my mortgage.I would be grateful for any advice as I dont have a clue about these things.Thanks in advance.

    It's not possible to say if your lender will want to hold any of the money back as I imagine different lenders have different criteria. However damp proofing problems are common in older houses & when a house I was buying had damp problems my lender wasn't concerned & the whole mortgage was released.

    It's also extremely common for the surveyor to say the roof needs looking at, so again there I wouldn't think there is anything to worry about. It might just need a few tiles fixing. If he had mentioned the roof probably needed replacing then it may be different.

    When you are ready to get the damp proofing done, use a recommended firm if possible. If not possible then use a local company that offers an insurance backed guarantee. Get a couple of people in to give you a report & quote & avoid the outfits that advertise with freephone numbers & say in their ads that they operate in all areas surrounding yours.

    Again with the roof, try to get a recommendation, but if not use a local reputable firm.
