    Imho I'd pay up, just for a quiet life. It can't be worth having someone stalking you in this way. In the end your flat mate will probably leave - think of all the lost rent:o.

  • Just to clarify, all cases have come from different appliances. I realise now that prevous owner did not maintain plumbing / boiler / shower through the duration of her stay and despite having everything checked over by a plumber - these were really unavoidable as leaks occured through internal components wear and tear I guess. The boiler had to be taken to pieces and put back together despite 1 engineer from British Gas telling me it was all ok!!
    In any case, Thanks to all for posting your advice and questions on here. It has been genuinely a great help to me whether I have agreed with you or not. I have gained some good perspective and realised that maybe my dealing with the neighbour was not perfect.
    In any case, I contacted the Neighbour recently. She threw a number of wild unproven accusations and confirmed spreading of malicious gossip to other neighbours (such as the fact I have had a long history of problems with leaks / neighbours in the past - I HAVE ONLY LIVED AT HOME BEFORE THIS). I explained to her that her actions had made me feel threatened and uncomfortable. I offered to pay for paint and to get someone I know (and even offered to paint myself) to come in, seal and repaint. Either that or for her to go to her insurance co. Rather than mediating with me she threw her arms up in the air - swore at me and told me that she refuses to contact her insurance co and she would F-ing do it herself.
    I said I wanted to contribute and we should discuss a happy medium and she slammed the door in my face.
    And then told me to "go F*** my self".
    My flat mate was there as a witness. I asked him to pull me up if I was being rude / unreasonable and he told me that I behaved appropriately (he'd a very nice/polite fellow). It was her decision at the end of the day. I have repaired/replaced all leaking appliances. Attempted to mediate a settlement. Apologised for the inconvenience and attempted to rebulid the relationship and she slammed the door in my face.
    I think I have done enough for now - she say's I won't be hearing from her aagain and she will sort it out herself.

    .....please stop offering this woman money. By doing so, you are admitting liability and it could prejudice any future claims should she change her mind about going through the insurance company.

    Don't forget - with water damage - you can often be talking about thousands.

    If she wants someone else to pay for the damage - then it's simple, she needs to go through her insurance company.
