    If it's an independent room that can fit a bed in it and has a door, then it certainly sounds like a bedroom to me.

    gosh if that measurement is right a lot of the rooms I've seen as "3rd bedrooms" are just cupboards with windows.

    There are minimum size standards for Social Housing. There aren't for private houses.

    That's why it reads funny regarding minimum sizes for children and adults. No-one can dictate who goes where in a private dwelling; it's to prevent overcrowding in social housing.

    A little after I read this thread, I popped off to check a few houses I was half watching - to see what price they had sold at/if they were still for sale... well, there was one there, 3 bed detached, built about 20 years ago. Nice looking house, so I looked at the bedroom sizes and one of those said 5'8" for Bedroom 3.

    So other EAs are quite happy calling it a bedroom ... and that one wasn't the length of yours.

    Your EA is an idiot. Tell him to call it a bedroom or you'll consider him a rude and disrespectful oaf. You do know it's because you're a woman don't you ...

    Maybe you could look at "re-dressing" your child's room - bear in mind that many buyers (*especially* angsty FTBs) just cannot see beyond what is already in place. If you want others to see it as a "proper" single bedroom then make it look like one: it wouldn't be that expensive if you use somewhere like Ikea. You can then either re-flog the stuff on ebay or via the small ads, or make use of it in your new home. If spending £150-200 gets you a sale within the 2 bedroom house market then it has to be worth it.

    Hubby and I are going to get this sorted when he finishes work at lunch time. If I need to buy a bed to put in there, then so be it. Our youngest will be big enough to go in one now anyway.Thank you all for your replies, its a big help- I honestly thought I was going mad!
  • Don`t go to Ikea for a bed, they are longer than a uk one and the one I bought will not fit in the alcove but the ordinary one will. You can also buy "shorty" beds
