Planning an extension some point in the future. But my big worry is how do you know if you are getting a good builder to do the jobs.
If an extension is built can you get the 10 year NHBC protection?

just had some plans drawn up my self the architect recommended a builder who i just happened to know we lost touch some time ago after we went to play for different football teams.
anyway i am guessing you will use a architect so just ask him there is no point in him recommending a duff builder as he has a reputation to keep as well.
as for question 2 i have no idea

a couple of good sites i found when we were planning our glass extension were https://www.myhammer.co.uk and https://www.mybuilder.co.uk. You have post details of the job and builders pitch for the job and carry out a site inspection etc. Both were a good use to us to get a feel of a ballpark figure and timescales etc.Listen to what people say, but watch what people what people do!!0

We found the FMB (Federation of Master Builders) was a good starting point; we got quotes from three builders on their list and then took references on the best quote. You soon get a good idea from looking round previous building work whether they're a good choice or not.
The FMB offer a warranty for work carried out by builders who are members; we took out a 5 year one for peace of mind, although so far there's been no need to claim.0 -
If anyone is building an extension in your area now, or has finished one recently, knock on the door and ask them about their builder. Most people are quite happy to chat about their building work.0
