Any ideas?
We bought some land via Hayden James, they have since been closed down with no contact available. We have a nice bit of land with no idea what to do with it!
Tried contacting them throught the acting lawyer but he wasn't much help, tried the FSA they said they couldn't help just in case they were investigating Hayden James!
Help?

FSA wont be able to help as they only regulate conventional investments and not property speculation. Its a bit of a loop hole that allows property firms to call themselves investment companies or make reference to investments and get away with saying things that an FSA regulated firm could never come close to getting away with.
Hayden James disolved back in Feb 09 so they are gone. What is you want to contact them for?I am an Independent Financial Adviser (IFA). The comments I make are just my opinion and are for discussion purposes only. They are not financial advice and you should not treat them as such. If you feel an area discussed may be relevant to you, then please seek advice from an Independent Financial Adviser local to you.0 -

The existence or otherwise of the entity from which you bought it is irrelevant. Do with it exactly what you were already planning to do with it. Or is the real problem that you don't actually know why you bought it?
I'd stick a bouncy castle on it and bounce all day.0 -
I suspect you have fallen for a scam and bought a piece of land presumably in expectation/hope that it will eventually be awarded planning consent and shoot up in value?
Most of these plots of land have very little hope of achieving much. See here. MoneyObserver has been campaigning against Landbanking for years.
As Stonk says "The existence or otherwise of the entity from which you bought it is irrelevant." I bought my house 12 years ago and have never felt the need to contact the previous owners, or indeed their or my solicitors.
Apply to the Land Registry for a copy of your land certificate, and frame it as a reminder to yourself to invest wisely!0 -
Thanks for reponses so far!
Have it's picture framed in a nice silver frame on my wall.
Would like to sell the land on at some point, just wondered if anyone knew anyone else with land that had managed to do something with it?
Anyone want to buy a nice bit of land!!!0 -

Is it big enough for a bouncy castle?0 -
A scam is a scheme designed to con you out of your cash. Scams come in many forms and are getting more sophisticated all the time. So, even if you think you would never be fooled, make sure you remain sceptical about offers that seem too good to be true – they usually are!

Constructive help would be more appreciated, yes it is big enough for a bouncy castle and at least I do own the land, I have something to show for my money!

I imagine its sellability will depend very much on its location. If it's a portion of a field that Hayden James bought and split into pieces, particularly if it's in the middle of the field, then you're pretty much stuck with it. Even if someone wanted the whole field, they'd have to deal with so many owners of little sections they wouldn't bother.
So, how big is it, where is it, what's on its boundaries, etc?
If it's accessible from public land, someone might be interested in keeping a horse on it, or something like that.0
