Can Anyone out there advise ?
In the process of selling a flat in Kent. We did let it out so we have had to have it empty since the tenant moved out costing £100 a week. The purchasor put in an offer in September and since then the solicitors have dragged their feet. Two weeks ago finally everything was pronounced OK but purchasor still hasn't taken in his deposit. He says he still wants to buy and comes up with excuses. If he does pull out now are their any penalties for wasting time and money or is it just tough luck? can we just put it back on the market?
Dont know if I should pull out my hair or the estate agents.

Has your buyer done the searches, survey etc.? Was he happy with them and is he involved in a chain? I'd give him a deadline by which he must exchange or you'll put the flat back onto the market. You waited long enough.0

Oh gosh, give him a deadline and check about the deposit... as some ppl that have 100% morgages dont have a deposit....Debt free and plan on staying that way!!!!0

There are no penalties or ways to recoup your costs. The deal isn't binding on either party until you've exchanged contracts. If the purchaser has spent money on a survey and lawyer you would think they wouldn't want to lose this themselves but may be spinning it out for their own unknown ends. I would speak to your solicitor and ask them to give the other party a deadline to exchange, a week or 10 days should be sufficient or you will put it back on the market.0
