Home Information Packs and Energy Performance Certificates

Hi, we are about to sell our house and I know we need a Home Information Pack. Has anyone had a go at doing this themselves? Any advice greatfully accepted. Thanks.

- but if you were buying a house & found the seller had done the HIP would you believe everything in it?? I wouldn't but then I'm suspicious..Bit like would you trust someone selling a car who'd done his own MoT?? (B***er, garages do that don't they! That explains a lot)

You would certainly be able to compile your own HIP -(barring the EPC). Unfortunately, you will not attract the discounts that HIP providers can attract (yes I have a vested interest - but this is a state of fact).
I would recommend going to an Independent HIP company, preferably one which has been fully audited for HIP compliance - by someone like the Independent Pack Providers Association. They are a trade association of independents , with strict membership compliance procedures. Member search area is on the front of the site.0 -
Yes is fairly easy. First find a local EPC man and get one done (about £60) Next get the an official title plan and register from LR (£6.00). Phone you local council and get the price for the LLC1 and CON29R searches (£70/£150 ish) You will need the forms for these. Do the same for the water searches (£45 ish) Next get the Index, Sale statement and PIQ forms from the government site (free). Put it all in the correct order and its done. All the is for a freehold house, leasehold and flats are a little more involved and so are unregistered properties.0
