Lounge/diner vs Kitchen/breakfast?

    i have the same problem, we just bought a 1930's house, but has a really small kitchen, i mean tiny, so we haven't touched it as yet,(we only have a tap) lol, we have a 24ftx12ft lounge diner, but am seriously considering knocking through to the kitchen and having a breakfast bar so the whole place is open plan,i could then put in folding doors to section off the sitting room as and when we wanted, but just not sure, dont think its a supporting wall either so may be cheaper to do.

    sound advice - don't be too quick to go back with further offers, you'll give away your true feelings about the house and they'll have the upper hand.

    Just make your second offer, state the position you are in ie first time buyer and leave it. We have been involved with a greedy seller before (wanted an extra £8k the day before exchange and when we refused they told all neighbourhood we had backed out on them) and wish we had done that then IYKWIM?

  • Kitchen/breakfast/diner whatever it's called. from a family perspective you can keep an eye on babies in a playpen/kids doing homework etc while you're making dinner as there's room to have them there with you, wheras otherwise if the kitchen is teeny and the lounge/diner is large you wouldn't be able to chat to/supervise children as well...

    Also means more room to spread out when cooking in a bigger area.
  • Well we went back with our second offer today of £139,280, and that's also been rejected :(

    EA said she'd tried to get the vendor to meet us halfway but she's adamant that she needs £145,000 to move. Is she being unrealistic? Aside from ours, she's had no offers and it's been up for sale since January last year (when it was originally up for £155,000).

    Most we could afford to go to, what with the amount of improvements we'd need to do, would be something like £142,150, but if she's definately holding out for £145k then I guess she'd cut off her nose to spite her face.

    Imagine we'll leave it a week and then go in with our final offer...

    If she won't budge on the price, this is why it has been on the market for so long. Check out hometrack and see what houses are selling for. If in your favour use this as a bargaining tool with the EAs.
