Well to be honest i think my broker is doing the best he can out of a bad situation, i would love to phone them myself as i have my client ID as i am very persistant and seem to get the job done more so than not however i would be worried incase my mortgage broker took offense or worse again i managed to pi$$ off halifax and they turn round and decline it. It is a pity they cannont give u an indication! im sure we are not the only ones in this position! why cant they say like Yes your mortgage will be approved providing all the documents check out! which they will, i think its unfair they make you pay for a survery to go out to the property before giving you a definate answer like if all gets sorted with the Valuation you WILL recieve an offer not MIGHT ?!

Aghh the 'fun' of it all!

I wouldn't expect that the broker would find out I was making enquiries. Even if they did, I'm sure they won't get annoyed. Also I doubt Halifax would be annoyed you're making queries-at the end of the day you're only speaking to advisors when you call up, hardly like they are going to decline you for daring to call them!

Anyway I guess we can only all just wait. I genuinely don't see a reason to be declined. Especially when my credit is fine, my mortgage I'm applying for is comparatively tiny compared to others, I can easily afford it and have sent in all documentation as requested. Admittedly I've been looking around at cheaper rental properties as a worst case scenario in case this all goes wrong....but well that's just my nature!

Seems I won't get that answer though due to the above problems their end mentioned with too many quotes or whatever and it having to be resolved with the IT department...I'll check with the broker but I can only see a decision being made next week now.

Well my broker called me this morning to say the offer has been released, thank god.

I'm very relieved but more shocked as I got myself so worked up about it. And of course the paranoia remains as now the solicitor's looking over the offer etc with an aim to exchange on Monday, so I think i'm going to get a phone call to say Halifax made a mistake or something!

Mine's already gone mildly wrong...my solicitor just told me 'we won't be able to accept the offer' which made my face drop. Turns out some technical things and %'s were based on an old quote or something, however she assures me it's simply a matter of them amending and re-releasing the offer! Of course, in my mind, I worry they will just withdraw it. lol.
  • Congratulations to both of you!
@sturgeon - Im sure they will get that amendment done quickly for you

This gives me some hope as I am in a similar situation at the moment. First Time buyer of a new build under shared ownership scheme. Everything was going well until the mortgage valuation came in a lot lower than asking price. Seems like the Mortgage lender has just recently changed their policy on new builds and is now valuing them at second-hand values.

The housing associations policy is that they wont accept mortgage offers that value new builds in this way.

The Valuation is currently being contested with mortgage lender, but i feel this is going to take a long time to get resolved :(
