websites on improving your house value

hello

i was wondering if there is any websites with good advice on what sort of things improve the value of your house.

Reason i ask is i have a 3 bed mid terraced house, i have a downstairs toilet which i was thinking of making into a small computer room. The loo (toilet and small sink) is what used to be a cupboard below the stairs. It would suit me to use this as a computer room but the last thing i want is to do is decrease my house value, so if it is best to keep it as a toilet i will.

Also it would be good to find out which improvements are worth doing, it would be good knowing your making an improvement to the value when doing certain improvements.

    Hi,

    The best advice I can give you regarding this is to ask a couple of local estate agents to come and look at your house. They do not charge for an appraisal and, if you are honest with them regarding the reason for getting them round, they will be honest with you about what you should do to improve the value of your house and make it more saleable.

    Like them or hate them your local estate agents know the local housing market and will consequently know what buyers are looking for. After all, your home is worth only as much as someone is willing to pay for it.

    The estate agents will be able to offer you their advice based on their day to day experience with the housing market, and what type of improvements are likely to add value to your house. After all, the value of the house is academic really unless you want to sell or raise capital, and it will be the local estate agents that the surveyor will visit to get a value for your house on behalf of the mortgage company in both cases (sale or capital raise).

    Personally I would think a 3 bed house would benefit from a downstairs loo.

    How big is this room? Converting a standard size loo to a computer room would give you a small and claustrophobic room.

    Can't you just take your laptop to the loo with you?

    im moving to a house that hasnt a cloakroom!<current home does> gutted with 2 kids its a godsend, never ever remove a cloakroom

    i spend a good bit of time on the pc, my living room is a decent size but i dont want to put a desk in the living room taking space up. I have spare bedrooms but i dont want to be spending a lot ot time upstairs.

    anyway this was just one of the things i was thinking of, many other ideas i was wondering if they would improve value to my home.

    Getting an estate agent out is a good idea but for me it is just to get an idea of my idea's, for example if i had an idea and it improves my house value i would be more inclined to do it, if however it does not ten i need to weigh up if the imprrovements are worth spending the money on.
