do a search for assured shorthold tenancy agreement on google and u will find some templates
if u are really not sure of what you ar doing maybe it would make more sense to get some proper legal advice or let an agency handle it for you
whilst its not difficult you should make sure u have a decent agreement
edited to add... this assume u you wish to let your property out rather than the other way round but having read your post again i wasnt clear

Local stationers sell Oyez agreements at roughly £3 - 4 a copy, this form is copyright, however it is a fair agreement.
My personal view is that you could use an agreement with dozens of pages and lots of clauses and stipulations, however in the worst case scenario if you ended up in court and the agreement was not deemed to be fair, the OFT have brought this in, then the judge may not be in your favour.
Take a look at the Oyez form and there is room to add certain other things such as deposit, pets etc.
