New builds- advice if buying

Just a quick note to those of you looking to buy new builds.

As well as the list of snagging defects that you need to complete when moving in, don't forget to check the paperwork is all correctly completed.

Had a 2nd viewing on our house last night (which we've owned from new) and the guy who came round checked our boiler service log...which I, nor OH, didn't know existed.

The installer hadn't filled the service book in, nor had the people who had come round to service it since then. We weren't aware of these things, so if you're FTBs looking at New builds...just making you aware the builders need to fill this in as we didn't have a clue.

Why would a boiler need servicing on a new build home? What you should have had is an installation certificate. Ask the builder for it.

And you should also have a certificate from the electrical contractors. These are very important documents.
