£130k house is it too cheeky to offer 100k?

They won't take it off the market for you if you aren't in the position to complete within a reasonable period of time - and 4 months+ isn't reasonable. You may find that their price has dropped even more/they will be willing to take 100k or less come September - wait till you have a deposit and mortgage in principal before making an offer.0

Ask them if, rather than drop the price, will they 'gift' you a 5% deposit. would you have the money to make it up to 10% then?0

Impossible to answer your question without knowing considerably more about the property and the area. Offering 23% off asking would usually be pushing it in sought after areas that haven't dropped much in price, but it is still a good offer if you are in a good position, and if the house has been on the market for a while (which you arn't).0

I dont understand why you're bothered about looking cheeky or not. Lets say you get it for £100k (when you have saved up enough of course!), you're never going to see them again so why are you bothered if you look cheeky or not?0

The only thing to do is to save your deposit and see if it's still available in September. If you made an offer that was accepted now, they wouldn't take it off the market for you so then you'd have the stress every day of whether somebody else was offering them more than you.
You are not in a position to proceed, this means the EA won't take your offer seriously and the house owner will be advised to not take it seriously. The "best" you could hope for would be for them to pat you on the head and say "come back in September ...." but you'd have made them roll their eyes back in their head ... they've seen/heard it all before.
Save, see in September. Even if it's off the market in September you could knock on their door if you've got the money by then.0 -
As a seller I would not entertain ANY offer unless the buyer was in a position to proceed. I'd tell you that to come back to me when you are in a position to proceed.0

So you do not have a mortgage agreed? I wouldn't touch you even if you offered me over the asking price, sorry because I know that's not what you want to hear but you'd be lucky to find an estate agent who will put the offer forward at the moment!
Wait until you have your deposit and your mortgage is agreed, only then will you be taken seriously as a buyer. I'd say keep your eye on the market but don't go viewing yet, it's a waste of everone's time if you can't buy.0
