How much more for a corner plot?????

Hi,
I would just like to know if you were looking for a property would you pay more for a corner plot? ie great potential for single/double extension, conservatory or simply just the land etc. if so how much more (Based on a property in great condition, nice area 3 bed semi) value in the region of around 135,000. Or would you expect to pay the same as the rest on the street?

I know its a hypothetical question 'Sorry'. but i think i would personally pay around 5000 extra for simply having the potential, be interested in your thoughts.

    In this market I wouldn't expect to pay anything more than other houses on the steet but it would just make me a bit more likely to part with my cash. Assuming of course you weren't overlooked more because of being on a corner. I think 5k just for the potential to add an extension is a lot on a house only worth 135k.

    I've encountered the same thing. House on the corner of my street although a lot older than mine. A former end terrace with the other houses knocked down.

    They wanted 234k for it, mine was valued at 120k. Mine is 10 years old double glazed combi, gardens done etc. This one has nothing, everything needs doing to it. Its just been reduced to 204 after a previous reduction to 220.

    I can't understand how they can ask so much. Sure there is a potential there but I am not paying for it and then paying again. I had to walk away. 120k would be ok but nothing more.

    Hmm im not sure tbh..we had the choice of 6 propertys when we bought ours and 1 of those was a corner plot. We chose ours semi detatched 2 doors up as it had a far bigger garden then any of the others nevermind the corner one which was what i had in mind..the side of the house also had access to the other house which is inbetween us and their nextdoor neighbour which i didn't like the idea of..ours is just for us and not open to the rd like the corner one! Money wise i guess it depends on the property and wether you may want to do anything in the future?

    Corner plots are ALWAYS worth more but the real key to the extra size is the benefit of being able to extend and that is what is really worth the extra money.

    As to how much more you really would need to ask the local EA but there are those, on relatively small houses, who will pay a surprising premium. It depends if those types are around at the point you offer to the market.

    Whats wrong with an extra £10,000 for a real feature but depends on location and if the house is smaller than the average on the street or bigger. Lots of factors to give a valuation in a posting with little information is NOT wise.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Sorry i thought ANY question would be acceptable, but i appreciate lots of factors apply as to whether you would ACTUALLY buy the property in the first place..of course if it is in the wrong position etc its a no no regardless of the land! the valuation is what the house IS valued at and the other houses on the road are identical, if not need more work doing to them. It is situated on a very quiet road, not directly overlooked and has plenty of scope for a decent sized extension etc.I am just trying to find out if people WOULD be prepared to spend more on corner plots (If they really liked the property!) and indeed if in real terms are they really worth more!

    Yes you can ask any question but, as an agent, I personally feel it is wrong for me to try and give a figure without having the full facts which can make a big difference. If other agents, on here, want to give a figure that is their choice. But my belief is it is impossible to do an accurate opinion on value but I have tried as hard as I could to help you.

    Dont forget to check the area first if gangs of youths exist in the area they tend to hang around corners

    We've just agreed a price on a corner plot house.

    All the houses on the estate are 1970's, and all a similar design. Their gardens arent quite as small as the common "postage stamp" gardens on the newer houses, but are still smaller than i would like.

    Its a compromise for us; i'd love a field but the OH would be happy with just a patch of grass big enough to be able to sit out in the summer.

    We held out especially for the houses with larger gardens, discounting nicers houses that didnt have the outside space. You can always improve the house, but you cant change the plot its on.

    Saying that, I wouldnt pay more than the other houses on the street just because of the garden size. It would have to tick every box for that.
