renting options

I have been going through Gumtree and contacting people of the properties I like, so far:

1) 1 bed flat. £550 a month including bills - guy isn't english, now lives in Ireland, wants 2 months up front, ad no longer online.
2) 1 bed flat. £800 a month excluding bills
3) 2 bed flat. £700 a month including bills - woman now livings in Dubai, wants 2 months deposit & 1 months rent up front

Now I like the idea of bills being included, and £550 is a great price but then I like the idea of a 2 bed place.

This are private landlords.

Any opinions?

    £10 to your nominated charity if 1 & 3 both give you an England & Wales address to serve notices (if not the rent ain't due) and put the deposit in a proper scheme within 14 days and show you the receipt (if not get them fined 3xdeposit & you get the fine!)

    well I've decounted 1 & most likely 3 as well, they must think I'm stupid! - wire money using western union to my friends name and then send owner a receipt, that way they will come over, then I take out the money see the flat then pay them !!!!!!. If it's evidence of the money there are other ways lol
