Survey fees

We paid £250 for survey fees, now the lender as knocked us back on mortgage, No survey as been carried out, are we entitled to our money back.

I'm not sure what you mean by 'knocked us back' on the mortgage, but last year we were trying to buy a house in redditch and pulled out after we had sent off the survey cheque and applied for the mortgage. We obviously didn't get the mortgage application fee back (luckily only 100 quid) but as the survey had not been arranged we did eventually get the 465 we had given them for it back.0

Ok, pretty much the same as us (well the lender wouldn't lend us enough to buy the house). Hope you get it back!
I had to phone them up quite a bit to chase it (mainly though because they didn't automatically cancel the application because they had agreed to lend us money, but not enough for us to buy the house with them) but it was worth it in the end.0 -
Usually most lenders do refund it ( or at least part - )
Was it direct to a lender , via a broker or a "packager"

What reason have they refused to give you the mortgage? If it was a credit check problem, most lenders will do this when you first apply.
If you have paid for a service (valuation) and this service is not carried out, get your money back. There may be an "admin" fee.
Would you give someone money to, say, paint your hallway, and then they didn't, you would wan't your money back wouldn't you?
Think there may be more to this story than first appears.

Do I understand that you are behind with your rent? and have adverse credit?
Are you really sure that you want to go taking on a load more debt? buying a house is not just about paying the morgage on time but about maintance for the house also. If you cant keep up your rent payments whats to say that you will be able to manage the morgage?
Also with the very short time scale you are working to, I really dont think that you would be able to be in for the 3rd april, its taken me almost 6 months to exchange on the house I am buying.
I would suggest that you contact the local council housing dept they maybe able to advice you of your best way forward as to me I am not too sure that buying sounds like the right thing for you at this time.
This is only what I think...Debt free and plan on staying that way!!!!0 -

We can afford to pay the rent
We have been renting the place we are in at the moment for the last 14 months, at £500 per month.
We are not happy with what the landlord as done to us , that is why we have been witholding the rent.
So don't come on here saying we cannot afford as you don't even no our circumstance or us, only what i have written on here.
I was looking for advice, not for somebody to tell me what i can afford and what i car'nt afford.
So what i have a bit of adverse credit you don't know the reasons why i have the adverse credit.
No, i don't expect to be in before 3rd April.

You have paid £250 for a survey that has not happened. Request the money back. If it's not forthcoming ask for an explanation - in writing - as to why not.
As for witholding rent as you are not happy? That is a garaunteed trip to the courts for non payment of rent. This WILL count against you when applying for a mortgage.
Do it this way instead - pay the rent and take the landlord court. More than likely the landlord will not want the hassle/expense and repay you.Lady Astor: "Winston, if I were your wife I'd put poison in your coffee."
