Estate Agents

Hi,

Is anyone aware of EA working with a Developer and consequently playing me off.

Eg: - I am trying to arrange a part ex with a developer everything was going fine, until the goal posts kept moving with the developer trying to squeeze more money from me.

Cutting a long story short - yesterday part ex deal was agreed at 42000 but needed clearing with the Sales Assistant's boss. Called me back today and said give them another 5k and I have a deal - I said cannot go another 5k - developer says try and sell private go and see the local EA she is very good. So I see her and she consequently tells me that she would not take my house on ( even though a three bed new buld 1yr old in a decent area ), would not be able to sell it, would never go up in value and I am better off trying to raise the extra money and part ex with the developer

So I walk away thinking that know one will ever buy my house and thinking of now trying to raise extra cash to part ex.

Is this a ploy between EA and Developer to get extra money out of me!

    It does seem strange for an estate agent to turn business away.

    What do other agents in the area say?

    Having been in both, agent and new build, I would say highly likely.

    The agent will perhaps have worked with that builder for years and so will be used to 'wining and dining' them and would not wish to fall out with them.

    Sorry darned annoying but could be the case.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Thanks Chickmug for your comments - I thought as much!

    I have been to another EA - she was the opposite very keen, will get this sold easily, got the right buyer waiting on my list etc etc.

    Think they are playing me for more money - time to tell them to take my final offer or I will walk away.

    Sometimes despite, the !!!!!, I would fight to get what I want if I really want it?:confused:

    Don't want to walk away really want the house - but how long can they keep moving the post's.

    Don't get me wrong think I am nearly there - but I originally started out at 35k, then 40k and 42k - really is stretching me but I feel the long term gain may be worth it.

    Also getting twitchy regarding future interest rates - I know no one has a crystal ball but if they were to get up in the 7% I may have to review my situation.

    If you can't afford 7% mortgage rate then you really shouldn't commit yourself.

    You also have to factor in if you sell via an EA their selling fees.

    Use the BBC mortgage calculator. (google BBC mortgage calculator)

    That tells you what you'd be paying at 12% rate. Bit of a wake up call if you're trying to decide what you can afford.

    Do you really think that they could reach 12% - once again appreciate the know one has the crystal ball.

    If they were to reach that - I would be pretty stuffed in my current home.

    Tbink if I was to go ahead with this might do a ten year fixed.
