    Well the location we're in is "sought after", the condition is really good (spent over £100k in the last 6 years), the price well we're putting it on at the top of the price band suggested and marketing well we'll see! The agent is coming tomorrow to price and take pics if we're agreeable. They do seem to take lots of pics and on the newer listings on Rightmove they have floor plans and brochures to view. We've already decluttered although before viewings I might have to "lose" a few more toys ;).

    Rightmove is undoubtedly the most significan property search websit avaialble and If i was to market with an Internet only agent it would certainly be the one I wanted to be on, Ask them what other websites they use, Primelocation for example is another excellent website.

    Have yoyu though of sites like HouseLadder, Homeswapper, Swaptogo, Fish4Homes, VivaStreet etc. they all offer online services which you perhaps tap into in addition to your Agents efforts, some charge, others don't.
    They say they are on 10 sites including Rightmove and Primelocation. I don't want a For sale board. We're in a no through road so minimal passing traffic anyway. The loss of privacy isn't worth it for me. Maybe if I'm still looking for a buyer 6 months down the line then I'll relent.

    What 'loss of privacy' are you referring to? Someone knocking on your door?

    1. You don't have to answer the door to anyone. It's still your house.
    2. You don't have to wait in on Sundays and holidays. If someone knocks when you're out, they will/should phone your agent off the board
    3. You could put a rider on the board "Viewings by appointment only. Please contact agent"
    4. You could put a sign on your door saying "Please don't knock or ring. Viewings are strictly by appointment, please contact XYZ agent on nnnn-nnn-nnnn etc etc"

    What 'loss of privacy' are you referring to? Someone knocking on your door?

    No I mean more the nosey neighbour looking up your house on Rightmove so they can have a look at what you've done to your house. It's bad enough having people interested in buying looking around your house without the neighbours!

    You really need to be aware there are a significant number of nearby neighbours who you may feel are nosy but do go through with a purchse. I have found this regularly - the people next door and opposite.

    I think the only ones who would be in a position to do so I'd tear my fingernails out before selling to them. Not saying I don't like them or anything :D.

    I all my years I have only had a few sellers who refused to sell to certain partys after a viewing as they would not want them to live next door to their neighbours. Neighbours with who they have made friends and intend to keep as friends.

    One or two refused but eventaully came back and said well OK then.

    It id get quite difficult telling a viewer who ofered to buy sorry but the seller will not sell to you. Still all in a days work?

    I'd happily tell my neighbours (only one set) that hell would freeze over before I sold to them. It'd be great to see the look on their faces.

    Sorry bitter and twisted part of me will now be put away. I must remember to smile when people ask what the neighbours are like!
