One of our tenants never moved in and now owes 9 months rent

    When i was at uni (a few years ago now) i moved out after 3 months of shared accomodation...

    It was ridcuously easy to find a replacement for me... took 5 days.

    Simply put up an ad in the university accomodation office, and posted on forum....

    Simples :P. When yo put 4-6 people together alot of the time 1 or 2 don mix and they move out and need somewhere to live...

    I think in terms of suiing it would be very hard to prove you did your utmost for nine months trying to find a tenant (i've been a student before i know it can be too much hassle)

    Im prob assuming you and your friends didnt bother about it, as the letting agent didnt make much fuss and now are worried about it etc.

    We didn't know she had stopped paying until November, and I put an advert on several websites and a sign in the window. We had a couple of potential people but they cancelled and then it was christmas. I spoke to her once because she wasn't sure who it was that was ringing her (she won't pick up now) and she said she would look for us because she knew it was her fault.
    In terms of suing, she signed a contract and it's not our responsibility to find someone to replace her, but we did try because we knew it'd be easier than tracking her down to sue her.

    She seems to have deleted her facebook account.

    Well in terms of suuing.

    The landlord can chase, sue what not each of you for the full amount as you are all jointly liable.

    I guess you could sue her for not obligating her side of contract with you and the others.

    Sueing costs alot of money methinks. Still think 9 months is a bit extreme. and if theres 6 of you its 1.5 months rent extra each or so. Is it really worth it to pay more moeny to try and sue her or default risking your credit rating.

    They didn't know a great deal, but have put me in touch with a solicitor.
    We are probably going to pay (maybe in installments) and then hire someone to track down the girl that didn't pay and sue her if they find her.
