I would increase rent to LHA level initially so that when the LHA starts getting paid to you directly you can begin recouping the 2 months of arrears. Once they are recouped you could reduce the rent (by max £15 a week that would go to the tenant) to the true level. I presume you can issue a section 13 to reduce rent as well as increase.
Incidentally the £15 per week rule ends next year0 -
i just got the fax of her entire rent account and she has been regularly paying back her arrears on a monthly basis and has around £350 rather than the £200 arrears she told me about, but, the repayment of her rent have been also exactly right for the past 3 years.

think i need to go see her again ...I bet her @r$e was nipping when she agreed you could get the statement of her account as she surely must have realised that this would show her to be a liar!? Either that or she's incredibly stupid (or extremely desperate!).
I think assuming that the LL reference checks out okay then I'd probably let to her but I'd make her sweat for it first, ie. re-asking her how much rent debt she has outstanding. If she doesn't give you the correct answer then I would calmly put the rent statement fax under her nose and then leave saying you'll have to have a long, hard think about it as you like your Ts to be honest with you, and of course you have some other potential Ts to show round as well, just for added effect.

i have been struggling to find tenants for 2 properties for the first time in my 10 year business. there are so many amatueur landlords advertising at the moment and a lot of empty to let properties. but it is a decent property, ordinary 2 bed terraced, well carpeted, newly decorated - decent enough in a decent area.
the £15 per week ends next year ??

If she is suffering threats from an ex, that is seen as domestic violence and she would be offered temp accom no questions asked, so I think her story may be questionnable.

Worth enquiring if her sister would be prepared to act as guarantee.
