can a landlord demand a guarentor once you have moved in and paid the rent twice ..

Options
moved in two months ago and have paid rent for both months

ll rings up yesterday demanding for the first time that we find a guarentor

what can he do if we refuse?Dont have one? etc

    id be more worried about renting from someone who is so unorganized he doesnt know what he wants, then tries to get it after the event!
    what does your tenancy agreement say?
    Target Savings by end 2009: 20,000
    current savings: 20,500 (target hit yippee!)
    Debts: 8000 (student loan so doesnt count)

    new target savings by Feb 2010: 30,000

    nothing about guarentor ..
    well yes i know hes not the best landlord
    the floor has been laid laminate but not finished off round the edges the carpet we were promised still hasnt turned up .. etc but cant move know for 11 months so

    He can sling his hook.... he can ask ... but he can stick it in his pipe and smoke it.

    The "worst" he could do is give you the legal 2 months' notice to leave at the end of your current AST ... but if you've been paying the rent I doubt he will.

    What a chancer.

    Just tell him you don't have one. Not everybody has - I wouldn't be able to find one.

    Tell him no. Why does he want one anyway? From your post, I can't see any reason for him wanting one. I would look for somewhere else to rent. It sounds like a lot of hassle.

    i think cause im a student and bf gor madew redundant so is on housing benefit now .. but he knew this be4 we moved in we were living in another of his properties and always paid rent there

    I'd say no.

    You could ring shelter and confirm with them if you wanted to.

    Put requests for repairs etc in writing and keep a copy.

    i want to laugh so much

    my beloved landlord has just issued me with a section 21 notice to quit ..
    suggesting to me that unless i have a new deposit in place by the 1st july then i have to leave the property
    problem is tenancy agreement doesnt end till march 2010

    i mean if he had served me a section 8 notice fair dos he could do something about it but this bit of paper he has given me is useless

    Very strange. As you have a tenancy agreement, nothing can or should happen. Please see your citizens advice for more info.

    Why would you need a new deposit in place? I don't understand! Have you not paid a deposit at all?

    I would look for somewhere to live and hope that he doesn't fill his house when you leave!
