House move time/ piece of string question

Options
We've sold our house this week to a cash buyer, and had an offer accepted on the one we've had our eye on, which is empty.

This is our first time selling a house, and we bought this place off a friend when we were renting and had to wait a while for their house to be built before it could all go through.

What's the quickest time it could take, if everything goes smoothly? I'm aware this is a piece of string question, but there must be a rough amount of time it takes for the paperwork to be completed?

Can anyone help?

I'm by no means an expert, ,but someone on here recently completed within 3 weeks. Someone I know was due to complete within 28 days, but her purchase fell through.

I have been advised our sale and purchase will take about 6 weeks. I would add, this time span depends a lot on how long the mortgage companies take, how long the surveyor takes and also if there is a HIP.

    Good luck!

Thanks. If our purchaser falls through, there is someone else who wants to buy it, and offered £1k less than this person, and they're a cash buyer too.

We have a HIP sorted, as does the vendor of our new gaff. Surveyor is coming round tomorrow!

Keep in touch with your solicitor, estate agent and mortgage provider. I found my solicitor was useless at keeping on top of anything and had to go to the senior partner to keep things moving. Keep phoning til they get so fed up they sort it all out just to get rid of you lol.

At auction, people who have their finances in place regularly complete within 28 days - and some properties at auction even need it sorted within 14 days.

Years ago I heard of a "record" where somebody did all the running around getting searches and moving documents between solicitors and actually did it in 5 hours.

Thanks everyone. I need to know more about the process I think. I have no idea what will be happening.

We just have to 'port' our existing mortgage. I better give NR a ring!
