Seller moving abroad, better position for bargain?

The seller of a property I am loking at is moving abroad to go back to their family. I would imagine that this makes them keen to sell and might be willing to jump at a reasonable offer. I'm thinking about offering 10k less than the asking price on a 140k property. Does this sound realistic?

Hi Peter,
Maybe, maybe not. Depends on how reliant on the sale they are to make their move and what time scale they've set themselves. There are other factors that you should consider:
1. How long has it been for sale? Longer the better for a bargain IMO.
2. Is it realistically priced compared to other similar ones in the area?
3. What interest/other offers have there been? Chat up the EA and see what you can find out.
Perhaps as important is what is your position? If you're selling do you have a buyer for yours? If not selling, do you have a deposit and mortgage AIP that you can show to the EA when you make your offer? If either of those apply you are in a great position IF they want/need a quick sale to move abroad.
If you want to get the property for the low £130's I'd personally go in a bit lower and test the water. Any offer over 90% of the asking price from a clearly interested &proceedable buyer ought to be taken seriously IMO, even if the first offer is refused. If it is refused ask the EA what they think will be acceptable then offer below that.0
