Of course, EAs never lie...
In reality, you have no idea what happened. It is entirely possible that someone else put in a higher offer, or was a cash buyer, or whatever, and the agent does not see any point in telling you this.
On another note, I would not advise making offers in writing. Unless you know exactly what you are doing, you might find yourself legally obliged to buy the house at the price offered in your letter, even though the survey reveals it to be about to collapse and/or you can't get a mortgage. A telephone call is far less likely to lead to this kind of difficulty.0 -

When selling in the past I have always kept my house on the market but agreed NOT to accept any other offers as long as the buyer provides a holding deposit, non refundable if they pull out for no good reason, and keeps to an agreed exchange date.
If not then a buyer can pull out after a few months and you have been left high and dry!0 -
I'm a bit surprised they were so extreme to reject your offer, even though it was the highest, though! Do you know if they accepted the next offer?
Googler, yes apparently they did accept the next offer. We weren't even convinced there were other offers because the house has been on the market for over three months and then suddenly apparently there were numerous offers all at the time we put ours in, but the agent's website has been updated so I guess it is true! To be honest, as it has now emerged that buyers keep dropping out once the survey has been done which is why they wanted to keep on advertising, I'm glad I didn't get accepted as there's obviously something expensive to be disovered that puts people off!0 -
Oooh looks like it was just as well you didn't get it afterall!
As for writing a letter, I don't see how thats a problem, although as other have said EAs are likely to be the one complaining. I suppose in one way it makes the buyer look desperate but never mind, keep looking another one will appear hopefully cheaper.0 -

dont understand why the agent even mentioned the seller's being offended.. either they accept the offer, or they dont.
if you feel they are angling for a higher amount to ease your guilt- stuff em! I would go LOWER,to spite them! (and request property taken of market pending survery etc)..
i guess their HIPS or whatever would still be valid..Long time away from MSE, been dealing real life stuff..

I am not entirely sure if the EA is or isn't causing mischief but I can tell you that this is one case that does show the very fickle nature of some of the people we (agents) have to deal with.
Yes I have have know similar stories where people get the hump for no reason at all so it can and does happen. When it does, as an agent, you feel you have to walk on eggshells to keep the peace to ensure any chance of getting a sale.
Usually those that cause mischief are the ones looking to buy but sometimes the sellers can have their moments even though they may of seemed very level headed when taking their instructions.

Only 12 months ago. Deposit held with solicitor. Nope - the terms were if buyer pulled out simple because he changed his mind it was non refundable. This is not the deposit at exchange - this was a good faith deposit to give him a set period to exchange but which allowed me to keep on the market in case he did pull out but I could not accept an offer unless he did pull out. Quite sensible to me.0
