    i didnt , in this market a sale isnt a sale till they have forked out money like surveys and solicitors and searches, it filters out the gamers and the real buyers

    As I haven't sold my place yet the vendor is keen to keep their property on the market, which I can totally understand. However it is also the most insecure feeling as on the one hand you want to dream and make plans for the place and on the other you really can't allow yourself to do it until ones own property is sold.

    unfortunately a sale isn't a sale until you've exchanged. Buyers can still pull out even if they've paid for searches

    If its the right place for you then don't worry about. When I bought my current property everybody was amazed that I paid the asking price, being an EA I'm sure they thought I was try & knock them down or blind them with science. The house was better than one I had just lost (same asking price), better location, better layout, better decor etc. I wasn't prepared to lose it for the sake of a couple of thousand pounds. If its meant to be, its meant to be.

    Toatally agree....in a similar position...weve found our dream house...everything and more we wanted...also paid too much for it (in some opinions perhaps)...but we love it to bits!

    We have put our house on the market this week and are hoping to sell fast..as we can't do anything legally about the other house till this is sold! Its so frustrating and scary to think that someone else will come along and offer higher for the house!

    I wouldn't, until exchange as it's too risky when buying and selling.

    Rubbish.

    If you are serious about buying, then make sure, once your offer is accepted that the property is taken off the market.

    If you sell yours and accept, then go through with this, and don't keep it on the market.

    This is why chains break down, because people are greedy for an extra couple of grand (pocket change when buying houses)
