What is the average number of viewings before people buy? I'm talking about both seperate properties and also multiple viewings of the same property.

We took 6 months looking online, doing virtual tours of houses and comparing dimensions. Drove past all of them to check out local streets and neighborhoods.
Finally got our act together after Christmas to start proper viewings. Only saw two inside and fell in lover with the second one. Went back to see it a week later and then made an offer.
I'm sure people on here will berate me for doing it this way but it just so happened that we found our dream house quite quickly.0 -
In my area the average is 12 viewings to sale. I sold recently in 6 and (fingers crossed) 3
It really depends on the house and the price.
EDIT: I read that from the vendor's point of view. I have no idea from a buyers. I will mull over many details, view half of those from the outside and only actually book appointments to view a handful before buying. From previous posts people will buy the first or the fiftieth, there seems to be no rhyme or reason to it. I suppose the average number of houses people see in my area has to be about 12 again if it takes 12 viewers to buy a propertyIwonder if that's logical

I went out one day and saw 3 properties - put in an offer on one of them, which I'm now in. :j
Like worriedfirsttimebuyer, I'd been watching properties in the area for a long time. I also had a very specific area, and type of property, I wanted to live in so was only viewing places I was already seriously interested in.
Went back for my second view a few weeks before exchange.0 -
We looked at 5 over a period of a few weeks... as there really was nothing big enough on our price bracket, when we found a house that tick most boxes that was the one.
we have 3 viewers for this house and one no show, out of the 3 viewers we had 2 of them offer.Debt free and plan on staying that way!!!!0 -
we have had 4 couples come to view our house, which went on the Market at the end of November, so bear in mind that the market goes quiet over the xmas and new year period, which we expected. However it turns out that the second couple who had come to view (back in November) put in an offer last week as they had been waiting to sell theirs first. So for us, although it has been just over 3 months, it was the second viewers who wanted it... :T
We are now on the long journey to completion and taking it in our stride a step at a time - (now lets go look at some paint colours) hee hee :jFONT=Lucida Sans Unicode]Lesson learned - I'm never going here again

Our house is still on the market and we find that a large proportion of viewers are not potential buyers but time wasters or people whose hobby is looking around houses at the weekendThe forest would be very silent if no birds sang except for the birds that sang the best0

I've seen about 18 houses since we've been looking. I would have offered on a couple of them but they sold before our house sold (still not sold - sob!). Now we've stopped viewing as our house isn't selling as quick as we thought but I've got a list of about 7 more I'd like to visit if they're still around when we're ready. I'm glad we've seen so many as now we really know the area and the types of houses that are about. What did I do at work before I discovered MSE?!
DFD - WAS: a while ago
NOW - not sure, due to boyfriend going back to uni for masters and now pgce. Worth it in the long run!
Proud to be dealing with my debts!0 -
Over 18 months we've viewed over 100 houses, put in offers on about 6 or so, had two offers accepted and been gazumped twice.0

Put in an offer at the asking price a year ago on a place then had to withdraw it as the chain behind us fell through - that place stayed on the market for another ten months before it went under offer
Put in an offer last weekend on a place £6k below the asking price and vendor wants to wait as it was the first offer and it's been on a week0 -
Our agent mentioned that at the moment they average an offer every 9 viewings (for a single property). I am not sure that includes multiple viewings.0
