Private Sale - Advice greatly appreciated

I'm a first time seller and have been made an offer from the couple that own the flat above me in a converted house where i currently live.
This converted house has 3 flat, we're on the first fllor and the buyers live on the top floor. At present the 3 of us all own the freehold equally.
I am very keen to sell to the couple as they have indicated they are in no rush, already have a mortgage in place and have no chain as they are looking to continue owning their flat and possibly renovating ours so they have an upstairs and down. In addition they have made what i believe to be a very fair offer for the property.
Can anyone provide me with some steps to follow or points/tips to consider when progressing with a private sale.
I will begin looking immediately to buy but should i wait until i have found somewhere before we instruct our solicitors of our sale so they can make the appropriate changes to the freehold and deeds etc.
I have the offer in writing from the couple upstairs but is there anything more i need or should be doing at this stage?

Have you had it valued just incase you are under valueing your property? I would have at least 2 valuations.
Then i guess its down to the solicitors!0 -
sorry and yes, find some where first before you start spending money just incase it takes a while!

We had it valued by 3 different estate agents and the offer we have received matches these valutaions so i'm happy.
At the moment our freehold is split 33% each and the owners have raised concern that if the top floor flat buy mine too then that gives them 66% and the majority of the freehold. there could be some sticky obstacles here i guess?
Anything else i need to consider with a private sale?0 -
We are in a very similar position, but with two neighbours keen to buy.
Any tips for handling this unusual but potentially favourable situation? The house in question is in England.0
